Afek Industrial Park (Sibel Park), located in Rosh HaAyin, has recently become one of the most sought-after locations for security, technology, cyber, and communication companies. The park offers an attractive alternative with relatively low rental and property tax rates compared to other industrial zones in central Israel, making it an ideal choice for companies seeking to establish operations in the center of the country while achieving significant savings on overhead costs.

The park is strategically located near Israel’s main transportation routes – Highways 6 and 5 – and is in close proximity to Rosh HaAyin, one of the fastest-growing cities in the country. This prime location allows businesses to benefit from easy access to employees from all over the country, while maintaining a 40% cost advantage compared to areas like Bnei Brak and Ramat HaChayal.

Most employees in the park come from advanced technology fields, including engineers, technicians, robotics experts, cybersecurity specialists, hardware and software professionals, and laboratory and clean room staff. The park’s proximity to Rosh HaAyin’s new residential neighborhoods, often home to former security forces personnel, offers a significant advantage for companies requiring highly skilled and experienced labor.

Companies operating in the park include industry leaders in Israel such as Elbit, Waterfall Security Solutions, Partner, Siemens, Y-tech, Kornit Digital, Prologic, Asocs, Pointer, and Verifon.

In 2024, the Timora real estate fund acquired the building at 14 Hamelacha Street in the park from Gav-Yam. Issy Merdler, Marketing Manager at Timora Fund, stated: “We have created a unique physical environment and ecosystem tailored to security and technology companies, with a strong emphasis on maintaining privacy and securing sensitive information. Based on the adjustments we made, we were able to lease most of the building’s space, and the remaining available areas are suitable for mid-sized companies.”

Another advantage of Timora is its unique expertise in providing professional support to new tenants, which includes architectural services and consulting in various fields, such as electrical consulting and full guidance through the execution process. “From the moment we receive the client’s specifications, we take on the entire planning and execution process, saving valuable working time for our clients and streamlining their transition to new office spaces,” added Merdler.
